It is half past ten and the description is still open in a browser tab, with three more waiting. Each one has to sound like your agency, fit the portal's limits, and not leave out something the law says a listing must include.
Plenty of agents paste the details into ChatGPT instead. It is quick, and the copy reads fine. But it does not know what UK listings have to disclose, it does not write in your agency's voice, and it will happily call every kitchen stunning.
The fix
What it does
You fill in one form about the property. Type, bedrooms, price, location, tenure, EPC, and as much or as little detail as the property deserves. There are 16 property types and a searchable list of more than 60 room names, from Boot Room to Galleried Entrance Hall, so it handles a studio flat and a country estate with the same form.
It writes the description in your agency's own house style. Your agency sets that style once, centrally: the tone, the closing line, UK spelling enforced, and a blocklist of words it must never use. Every branch and every negotiator then sounds like the same firm.
Then it marks its own work. One click gives the draft a compliance score out of 10: the legal details are in, words like stunning and must see are out, and the EPC is actually mentioned in the text. Fix what it flags and run the check again, as many times as you like.
And one rule it cannot break, however it is asked: it never invents. No imaginary garden, no guessed parking space. If a detail was not supplied, it is left out rather than made up.
