MailTap

Email marketing that reaches the inbox

Email campaigns in your branding, follow ups sent automatically, and you can see what landed.

Most agencies have hundreds of past valuations and old enquiries sitting in a spreadsheet. A fair number of those people are still going to sell at some point. Nobody has emailed them in a year, partly because there is never time, and partly because the last time somebody tried a bulk send, half of it went to spam.

The fix

What it does

MailTap is email marketing built to actually arrive. Automated sequences that run without anyone remembering, branded templates that look like your agency, and deliverability you can see rather than guess at.

  • Past valuations
  • Old enquiries
  • Your spreadsheet
  • Lead Manager
  • AI Receptionist
  1. Sends

Automated sequences that run without anyone remembering to run them. Past valuations get gone back to, old enquiries get warmed up, and the follow up goes out whether or not the office is busy.

  2. Looks like you

Branded templates that read as your agency rather than a generic newsletter, so an email is recognisably from you before anyone has read a word of it.

  3. Arrives

Deliverability you can see rather than guess at. You know what reached the inbox and what did not, instead of finding out months later that half a send went to spam.

Getting started

How it works

  1. Lead Manager tells it who

Anyone scored and sitting quiet, an old valuation or a lead gone cold, gets added automatically.

  2. Pick a sequence, or let it run

A pre-built sequence for valuations, viewings or re-engagement, branded to your agency without you touching a template.

  3. It sends, and checks itself

Delivery, opens and bounces are tracked per send, not guessed at.

  4. You see what's landing

A live view of what is reaching the inbox and what is bouncing, so a deliverability problem gets caught in days rather than discovered a year later.

On the rules

Every email includes a working unsubscribe link, and sequences respect it immediately. Nobody stays on a list after opting out, and every send is logged against the contact, so there is a clear record of what went out and when.

Worth knowing

Why half your list stops replying

One bad send can quietly damage deliverability for months: a spam complaint, a bounced batch, an old list nobody has cleaned. Most agencies find out when someone mentions they never got the email.

MailTap shows delivery, opens and bounces per send, so a problem shows up as a number on a dashboard rather than a guess three months later.

Before you ask

Questions

Can we legally email people from old valuations and enquiries?

If they gave their details to your agency and have not opted out, emailing them about property matters generally falls under legitimate interest. Every email includes a working unsubscribe link, and anyone who clicks it is removed immediately and stays removed.

Why would this avoid spam folders when our last bulk send did not?

Deliverability problems are usually caused by list quality and sending patterns rather than the content of the email. A big one off blast to a stale list is exactly what spam filters are built to catch. Sequences send at a steadier pace, and bounces or complaints are tracked per send, so a problem shows up as a number on a dashboard instead of a discovery three months later.

Does this replace Mailchimp or whatever we use now?

It can. MailTap is built for the sequences an estate agency actually sends, such as valuation follow up, re-engagement and viewing prompts, rather than being a general purpose tool you have to configure to fit the industry.

Who decides who is in a sequence?

Lead Manager flags who has gone quiet and adds them automatically. Nobody has to remember to start a sequence by hand.

Can we see who has actually opened these emails?

Yes. Opens, bounces and unsubscribes are visible per send and per contact, not just as a single overall figure.

What happens if someone unsubscribes partway through a sequence?

They are removed immediately and receive nothing further from any sequence, not just the one they were on.

Do the emails look like they came from us, or from EA Suite?

From you. Templates use your branding from Brand Guidelines, so recipients see your agency's name and look rather than a third party sender.
